Features
Its features include the following:
Ocean
View - This house is on a ÒstubÓ road that
dead-ends at the dune crossover to the beach. The distance to the beach crossover from
the house is about 500 feet. There
are no roads to cross to get to the beach crossover, and little traffic on the
stub road (the total length of which is only about 600 feet). The speed limit on the stub road is 15
MPH. This house has good ocean
views because it is a three-story structure with the main living area on the 3rd
floor. This house is not, however,
ÒdirectlyÓ on the ocean.
Pool
& Spa - The back yard contains an oversized
pool (46Õ x 20Õ) and an oversized heated spa (6Õ x 10Õ). The deep end of the pool is 8 feet. This is a full size pool larger than
the pools of almost all condos and motels. This is a pool in which you can actually
swim. The shallow end entry offers
a 6-foot x 6-foot x 1-foot deep Òentry-stepÓ so that smaller children can play.
The large one-foot area then steps
down to a shallow end depth of four (4) feet in the shallow end.
A unique deck of 2-foot square
travertine tiles, which were imported from Turkey, surrounds the pool.
There are two round teak tables on the
east side of the pool, each table seating six. There are four lounge chairs that fully
recline for use on the pool deck.
In addition, the bar area of the summer kitchen has three bar
stools. In total, the pool area
provides 19 seating choices. (This
is a large pool and spa.)
The pool and spa piping/water systems
are separate with separate pumps.
The pool chemistry is controlled using a salt electrolysis system. The Spa uses a bromine system. The spa is heated. The pool is not heated and
normally is at the average temperature for the day (as is the ocean). We advise you check the Internet for the
historic average temperatures.
The normal Òday-in-Cocoa BeachÓ routine
is to spend the morning at the beach, and then walk back to the pool for lunch
– and afternoon around the pool.
While there is a hose at the front corner of the house (northeast corner
- near the front door), normal entry from the beach to the pool is trough the
east pool gate. Immediately inside
this gate is an outside shower with hot and cold water.
Summer
Kitchen & Backyard Amenities – There is a
large granite counter and bar area that makes up a summer kitchen at the south
end of the pool. The summer kitchen
includes a refrigerator, double sink, garbage disposal and Jenn
Air grill (piped gas).
Larger
Home – the house has more living area
than many other three-bedroom homes and most three-bedroom condos. The home has 3,200 square feet under roof
and about 2,794 square feet under air. The house has three bedrooms on the
2nd level, and a foldout couch in the poolroom on the 1st
level.
There is a full bath off the family
room on the 1st level that makes using this room as a Ò4thÓ
bedroom very manageable. This full bath also provides a full bath
with walk-in shower for people using the pool.
The house comfortably sleeps 6-8
adults. We limit the rental to 8
adults or older children. We do not
limit the number of children who are sleeping with their parents or in a
portable crib. The house is not
setup for more than 8 persons. This
includes silverware, plates, glasses, towels, beach towels, etc.
If you have young children who require
a crib or high chair, you should make separate arrangements for these
items. There is a PackÕN Play and
there are child gates provided for the stairs.
Elevator
- The home has an elevator and elevator access to all floors. This makes it convenient to get
groceries up to the 3rd floor kitchen and trash down. This also provides easy access for those
with limited mobility.
Location
1. Cruise Ships
- The house is very close to the piers from which all the Cape Canaveral cruise
ships sail. Driving distance to all
cruise-ship piers is less than 5 miles.
2. Cocoa Beach Pier
- The house is less than 1,500 yards from the Cocoa Beach pier. This is about a 15-minute walk up the
beach. The pier is privately owned,
so bring a dollar per person to access the end of the pier where a beer can be
purchased for about $3.
3. Ron Jon Surf Shop
– Open 24 hours, this is located about 1.5 miles (about 1,000 yards beyond
the Cocoa Beach Pier).
4. Kennedy Space Center Visitors Center
Complex – About 19 miles from the
house. The attraction requires
about 4 hours (minimum) to see. We
recommend allowing 6 hours to see the attraction and to take the bus trip to
the shuttle launch pads and the Saturn facility.
5. Orlando International Airport (MCO)
- The airport is about 50 miles (45 minutes) from the house. This is a very easy drive. A1A, the main drive through Cocoa Beach,
passes within two blocks of the house.
From the house, turning north on A1A – and not making any turns -
the airport will appear on the left in about 45 minutes. The direct highway, which A1A becomes, is
Route 528 (historically called the Beeline Highway and now called the Beachline Highway) sports a 70 mph speed limit for most (but
not all) of its length.
6. Universal Studios Orlando
– The house is 60 miles (and about 63 minutes) from Universal Studios.
7. Sea World Orland
– The house is 57 miles (and about 60 minutes) from Sea World.
8. Disney – The house is
73 miles (and about 1 hour and 20 minutes) from the Magic Kingdom. Most other Disney parks/attractions are
within a few mile radius of the Magic Kingdom.
Background
and Description
We built this home in 2004 as our primary
residence. A cement wall, which is stucco to match the house, encloses the backyard
pool, spa and summer kitchen. We
put in the pool and stucco wall in 2007.
The key features of the house are its
close proximity to the Atlantic Ocean and its oversized pool and spa. These features also require special
consideration if your party will include children or anyone not a competent
swimmer. To assure that no broken
glass enters the pool or spa, no glassware can be used in the backyard. Heavy plastic glassware is provided, but
guest should plan on purchasing paper plates if they intend to make use of the
summer kitchen to serve food.
The 3rd floor includes a
living area, kitchen, inside dining area seating eight and two porches. One porch faces east (ocean view) and
the other faces east and north providing a full view of the pool and spa. The east-facing porch includes a teak
table and six chairs and provides an outside eating area. The 3rd floor kitchen is fully
equipped with granite counters, side-by-side GE monograph refrigerator/freezer,
Bosch dishwasher and double sink with garbage disposal.
The family room on the 1st
level provides access to the pool and spa from the house. It has a TV, foldout bed and full
bath. There is also a laundry room
off the family room, which provides full-size clothes washer and dryer.
There are three HD flat screen
televisions, one in the 3rd floor living area, one in the master
bedroom on the 2nd floor and the one in the family room on the 1st
floor noted above. There are cable
TV boxes for each television.
Wireless connectivity is also available throughout the house as well as Brighthouse
ÒUnlimited Home PhoneÓ services, which generally provides nationwide calling. If you will be making other than local
calls please check the Brighthouse website to assure that you do not incur
additional charges.
The house is fully furnished with bed
linens, towels, silverware, plates, glasses, coffee machine, toaster and
various pots and pans to support cooking and eating for eight (8) guests. The house is provided with a limited
amount of consumable items including a small container of dish soap, dishwasher
soap, toilet paper and paper towels. Other consumable items may be present in
the home but guest should plan on visiting the local grocery store. A Publix grocery store is less than a
mile from the house on A1A.
The house is not available to unrelated
groups or students except when students occupy the property with their parents.
The person signing the lease must be at least 30 years of age. The person signing the lease must reside
on the property whenever the Property is occupied during the term of the lease.
Full-time residents and long-time
friends occupy the adjacent homes.
In summary, this home is not available as a spring-break location for
the fraternity or sorority. It is
not available for a stag/bachelorette party.
This is a place for mom and dad to take
the family and enjoy the beach and/or Disney/Universal/Sea World.
Please note that this is a no smoking
facility, and no smoking is permitted anywhere on the property. Pets are also NOT permitted because the
house has hardwood floors and stairs which are easily damaged by even small
animals, and expensive to repair.
Additionally, the cleaning team cannot assure the animal hair is total
removed between renters. Generally,
we believe these prohibitions will improve your rental experience.
In order to properly rent and insure
this property, a proper lease is required and this lease includes a waiver of
liability. This includes
specific recognition of the pool, spa, and exercise equipment. This is included in the lease document.
Cost and Rental Period – The base
rent is $3,010 per week. Costs in
addition to the lease include a $200 cleaning fee and Brevard County and
Florida taxes, which currently total 11.5%. Rental requests for as few a three days
will be considered.
The rental period normally starts at 4
pm on the first day and ends at 10 am on the last day. A deposit of $500.00 is required to
request a reservation. The lease
provides additional details.
Additionally, the lease is dispositive with respect to this offering.
50% of the total amount of the lease is
due 60 days before the first day of the lease. 50% of the total amount of the lease is
due 30 days before the first day of the lease. This means that 100% of the total amount
of the lease plus the $500.00 hold/security deposit is paid 30 days before the
first day of the lease.
We prefer payments by personal check
when payments are made in the time frames noted above. We also accept credit card payments and
bank checks. All checks, including
the security deposit, are cashed when received.
In the case the rental agreement is not
concluded early enough to provide for payments as noted above, payments must be
made by credit card or bank checks.
Please note that there is a 2% fee for
the use of credit cards to defer the amount the credit card companies charge us
(which – btw is more than 2%).
In all cases, all payments (by any method) must be made more than five
working days before the first day of the lease.
Example Lease Costs – Assuming a weekly
base lease amount of $3,010,00; a breakdown of the amount to be paid for this
lease is calculated as follows:

In
this example, $500.00 is due at the time the reservation is made. An additional $1,789.58 is due 60 days
before the first day of the lease. $1,789.58
is again due 30 days before the first day of the lease. The $500.00 security deposit will be
returned after the lease period as provided for in the lease.
